PROBLEM TO BE SOLVED: To obtain the subject plasticizer having not only excellent plasticity but also slight heating loss and reduced bleedout by making the plasticizer include a specific polyether. SOLUTION: This plasticizer comprises preferably a polyether of the formula R1 -(O-R2)n-OR3}m (R1 is a residue after removal of OH from an m-hydric hydroxy compound; R2 and R3 are each a hydrocarbon; (m) and (n) are each >=1) [e.g. a polyether of the formula C4H9O-(PO)n-CH3 (PO is oxypropylene), or the like] having 300-30,000 molecular weight. Preferably, a sealing substrate is compounded with 10-70 wt.% of the plasticizer. The ether is obtained, generally, by adding an alkylene oxide to an m-hydric hydroxy compound to be a base in the presence of a catalyst such as sodium hydroxide to give a polyether polyol and etherifying the hydroxyl group at the end of the polyether polyol by a well-known method such as Williamson etherification method, or the like.
