PURPOSE: An electronic commerce method is provided to ensure the optimal selling and purchase result by allowing various price adjustment factors to cooperate in real time. CONSTITUTION: When a seller(200) is connected to the internet and inputs selling information, the selling information is stored in a selling information data base(340-2). When a buyer(100) inputs purchase information, the information is stored in a purchase information data base(340-1). The selling information data base(340-2) and the purchase information data base(340-1) calculate the nearest latest price(30-1). The calculated result and a buyer list(204) are transmitted to the seller(200), and wait for selling approval. The calculated result and a seller list(104) are transmitted to the buyer(100) for purchase application. In the case of the selling approval and the purchase application, reliability is tested and the information is transmitted to a contract information data base(340-3). The seller is notified with deposition of purchasing money, and the buyer is notified with departure of article from the seller by process condition data base(340-7).
