PROBLEM TO BE SOLVED: To provide a separate type air conditioner in which sufficient cooling capacity can be sustained at low cost through a simple arrangement without requiring a controller on the outdoor unit side while preventing an indoor heat exchanger from freezing even when the outer air temperature is low and cooling performance can be enhanced when the outer air temperature is low. SOLUTION: Even when the outer air temperature is low and the capacity of an outdoor heat exchanger is excessively high, a compressor 11 and an outdoor fan motor 12 are controlled individually from the indoor unit 1b side so that the outdoor fan motor 12 can be stopped or operated intermittently even during operation of the compressor 11. Capacity of the outdoor heat exchanger is restricted to fall within an appropriate range regardless of the outer air temperature thus ensuring optimal heat radiation performance of the outdoor heat exchanger.
