PROBLEM TO BE SOLVED: To provide a urethane resin that has good adhesion in a variety of metals, porcelain tiles or the like and can retain the sufficient curing rate even in the case that the isocyanate group content is relatively low. SOLUTION: In the first step (1), a compound that bears a primary or secondary amino group and a hydrolyzable group linked to a silicon or titanium atom to prepare the compound (A) that bears a secondary amino or hydroxyl group and has the hydrolyzable group linking to a silicon or titanium atom. In the second step (2), a polyol (c), a polythiol (c-1), the compounds (C) or (D) described below are allowed to react with a polyisocyanate to prepare a urethane prepolymer (B) of <=4% NCO group content. In the third step, the compound (A) is allowed to react with the prepolymer (B) in an amount of >=0.5 equivalent based on the free NCO groups in the prepolymer (B) to obtain the objective urethane resin. (C) is a reaction product between a compound that has a group (II) and a number average molecular weight (Mn) of 50-25,000 and a compound that is reactive with the group (II) and give a compound bearing a secondary amino or hydroxyl group. (D) is a polymerization product of an acryloyl group-containing compound in the presence of (c), (c-1) or (C).
