PURPOSE: A method for controlling an operation is provided to prevent overheating of the direct water supplied to a second heat exchanger and to keep a certain temperature by circulating hot water in a first and a second heat exchangers simultaneously even when heating. CONSTITUTION: A method for controlling an operation of hot water generation and heating is comprising the steps of: opening and closing a three-way valve by a heating condition by turning on a heating switch; starting ignition by performing heating and starting combustion by the heating condition; operating a flow switch sensing timer if a flow switch is turned on, returning to the step for deciding the operation of the flow switch if the time T is not the same as the set up time T1, and opening and closing the three-way valve by a hot water generation condition and performing combustion of the hot water generation condition if the flow switch is turned off; operating the flow switch sensing timer, returning to the step of hot water condition combustion if the flow switch is turned on, and operating the flow switch sensing timer if the flow switch is turned off, and returning to the step for deciding the operation of the flow switch if the time T is not the same as the set up time T2; and opening and closing the three-way valve by the heating condition if the time T is the same as the set up time T2, stopping combustion and returning to perform the re-driving of a boiler by the heating condition after a certain time passes.
