The invention concerns an aqueous emulsion comprising (1) at least a hydrolysable silane; (2) the reaction product between (a) at least ammonia and/or a polyfunctional aromatic and/or aliphatic amine and (b) at least a carboxylic acid or anhydride. Said emulsion is useful for damp-proofing building materials.
