LAND EVALUATION SYSTEM AND METHOD, AND MEDIUM STORING LAND EVALUATION PROGRAM

PROBLEM TO BE SOLVED: To automatically generate a land value model expression which can well represent the actually appraised land value. SOLUTION: A land value model expression is automatically generated by applying the learning function of a neural network to the land value which is appraised by a real estate appraiser and the land value forming factors including the road width, dwelling environment, distance from the nearest transit station, etc. Then the land value is calculated by means of the said land value model expression and a land value comparison table (route value comparison table) is produced to explain the calculation result of the land value. The produced route value comparison table is visually shown in a one-dimensional or two-dimensional graph. In this land value model expression, the land value forming factors are automatically corrected to reduce the error caused between the estimated land value and the land value that is previously appraised.
