PROBLEM TO BE SOLVED: To alleviate the work load of an operation manager by indicating guidance information for an alarm or restoration at the detection of abnormality judging the operating performance of air conditioning heat source equipment based on the present operation monitoring information and the past operation history information of the air conditioning heat source equipment, and the operating characteristic information of the air conditioning heat source equipment. SOLUTION: In the evaluation of operating performance of the air conditioning heat source equipment, and operation evaluation means performs processing utilizing the operation monitoring information indicating the present operating state of the air conditioning heat source equipment, the operation history information indicating the operating record of the air conditioning heat source equipment and the operation characteristic information indicating the operating characteristic of the air conditioning heat source equipment, and judges and evaluates the operating performance of the air conditioning heat source equipment. A maintenance management means performs the processing utilizing maintenance management information indicating the detection of the out of normal operation of the air conditioning heat source equipment and the result of the evaluation of operation and outputs the result of the maintenance management indicating the guidance information for the alarm or the restoration of the air conditioning heat source equipment when the abnormality is found with the gathered operation monitoring information or operation history information.
