An air conditioning and/or heating method and device with a high energy efficiency ratio for multiple-unit buildings (5), including at least one centralised apparatus (1) exposed to the outside of the building for generating heating or cooling energy, as well as a distribution network (3) for distributing a heat-transfer fluid conveying heating or cooling energy to internal terminals (4) and into the units (5) of the building. At least one terminal apparatus (4) is provided in each unit in the contiguous communal areas (6) but outside the rooms of the corresponding unit (5), and includes at least one array (7) for exchanging energy between said heat-transfer fluid and the ambient air (14), a fan (8), a control panel, an air distribution network (9) for distributing air (14) to the rooms of the units (5) in which heating or air conditioning are desired, and air outlets (10) arranged in each room and provided with adjustable flaps (11). |
