A modular convenience store (10). The store (10) has a floor (15) and a plurality of walls (20, 40, 60, 80) extending substantially vertically from the floor (15), which define a perimeter of thestore (10), which has an interior and exterior. This plurality of walls (20, 40, 60, 80) includes the front wall (40), the rear wall (20), the left wall (80), and the right wall (60). The front wall (40) is less than or equal to sixty feet long. The rear wall (20) is less than or equal to sixty feet long and substantially opposing the front wall (40). The left wall (80) is less than or equal to fourteen feet long, and the right wall (60) is less than or equal to fourteen feet long and substantially opposing the left wall (80). A roof (400) covers the interior of the store (10). A front door (50) is substantially intermediate the front wall (40), and a rear door (30) is substantially intermediate the rear wall (20). A walk-in cooler (100), with an interior, is located within the interior of the store (10), adjacent the left and rear walls (80, 20), left of the rear door (30), and spaced from the front wall (40). An exterior cooler-service door (125) is provided for passage directly between the exterior of the store (10) and the interior of the cooler (100). An interior cooler-service door (135) is provided for passage between the interior of the cooler (100) and the interior of the store (10). The store (10) is assembleable off-site and transportable as a single unit.
