PURPOSE:To provide a multiroom cooling/heating device which prevents the operation of protecting the discharge pressure by suppressing the increase of the discharge pressure during cooling overload operation and provides a given cooling capacity during a summer season when cooling is needed most. CONSTITUTION:A multiroom cooling/heating device comprises a refrigerant cycle on the heat source side wherein a compressor 1, a four-way valve 2, a heat-exchanger 4 on the heat source side, a pressure reducing device 5, a first auxiliary heat-exchanger 6, and a third auxiliary heat-exchanger 3 are circularly interconnected; and a refrigerant cycle on the first utilization side wherein a second auxiliary heat-exchanger 7 formed integrally with the first auxiliary heat-exchanger 6 to perform heat-exchange, a first refrigerant conveying device 8, and heat-exchangers 12a and 12b on the first utilization side are circularly interconnected. Further, the multiroom cooling/heating device is provided with a refrigerant cycle on the second utilization side wherein a fourth auxiliary heat-exchanger 9 formed integrally with a third auxiliary heat- exchanger 3, a second refrigerant conveying device 10, and heat-exchangers 16a and 16b on the second utilization side, are circularly interconnected, an operation mode detecting means 21, a pressure detecting means 22, a cooling overload deciding means 23, and an actuator drive means 24.
