A system for heating and cooling a building (11) is disclosed. A watercooler (17) and a cold-water pump (31) continuously circulate cold water through a fire sprinkler piping system (23, 27). A waterheater (19) and a hot-water pump (41) circulate hot water through a domestic hot-water piping system (35, 37). A plurality of fan-coil assemblies (25) located throughout the building (11) may access either the cold water flowing in the fire sprinkler piping system (23, 27) or the hot-water in the domestic hot-water piping system (35, 37). The fan-coil assemblies (25) include a fan (45) and a coil (48). Depending upon whether hot water or cold water is flowing through the coil (48), air circulated by said fan (45) may be heated or cooled for climate control. <IMAGE>
