The invention comprises a condensation polymer of <FORM:0926268/IV(a)/1> and R1(NCO)2 having a molecular weight in the range of 1,600 to one million, R representing a substituted or unsubstituted, branched or straight chain alkyl having from 1 to 18 carbon atoms, a substituted or unsubstituted cycloalkyl radical or substituted or unsubstituted aryl radical, n is 0 or 1, and R1 is a substituted or unsubstituted alkylene radical having from 2 to 10 carbon atoms or a substituted or unsubstituted arylene radical. It also is a process for preparing a polymer having the molecular grouping <FORM:0926268/IV(a)/2> in which x is at least 3 and up to 4,000 (equivalent to a molecular weight in the range of 1,600 to one million) by condensing the appropriate primary phosphine and/or phosphine oxide and the appropriate diisocyanate. Catalysts for the reaction are triethylene diamine, trialkylamines, N-ethylmorpholine, 1,4-dimethylpiperazine, 1,2,4-trimethylpiperazine, and dibutyl tin dilaurate or diacetate. Aromatic hydrocarbons, dioxane, tetrahydrofuran, halogenated hydrocarbons, dimethyl formamide and dimethyl sulphoxide are suitable reaction media. In examples the phosphorus compounds used are octyl, isobutyl, cyclohexyl, dodecyl, isopropyl, p-chlorophenyl, octadecyl and phenyl phosphines and octyl, benzyl, 2-ethoxyethyl, methyl, pentyl, octyl or phenyl phosphine oxide. These are reacted variously with toluene-2,4-, m-phenylene, ethylene, tri-, tetra-, penta- or hexa- or deca-methylene, octadecylene, methylene-di-p-phenyl and biphenyl-4,41-diisocyanates. A 1 to 10% solution of such polymer is dimethylformamide or other solvent may be used to treat thin cotton fabric which, after drying, then exhibits flame retardance.
