PURPOSE:To make it possible to heat a room at a suitable temperature or make hot water heating with hot water of temperature corresponding to various loads by controlling the heating source of a heat exchanger and three-way switch valve by the signal of a water flow switch and controlling so as to supply high temperature water to a first load and low temperature water to a second load. CONSTITUTION:When a valve 15 is opened, hot water is supplied to a first load 1 and this is detected by a water flow switch 17 and it is transmitted to a control device 10 and the combustion is controlled so as to bring the temperature of the hot water to a high temperature (about 80 deg.C). Further, when a valve 16 for a second load 13 of room heating by floor heating is opened, part of the hot water that is supplied from a circulation pump 8 is sent to a second load 13. Because the water flow switch 17 outputs a signal which indicates that the first load 1 is being used, a three-way switching valve 18 opens in the direction to connect the circulation pump 8 and the second load 13. The temperature of the hot water supplied to the second load 13 is the temperature given by the mixture of the hot water returning from the first load and from the second load 13. When a valve 15 is closed and only the second load is used, the combustion is controlled so as to bring the temperature of the hot water at the discharge port of the heat exchanger 2 to about 60 deg.C, and the three-way switching valve 18 is operated and the hot water flows to the second load.
