PURPOSE:To carry out a space cooling and heating operations simultaneously using a single compressor and a single air heat exchanger by installing a compressor at a position lower than that of an air conditioner, together with a high pressure liquid receiver, an expansion valve, and an accumulator, and installing an air heat exchanger at a position higher than that of the air conditioner, together with a low pressure liquid receiver and an electrically driven valve for switching. CONSTITUTION:During the space cooling mode operation, a coolant gas is guided by a compressor 19 on the roof via a high-pressure gas feed pipe 27, and also guided to an air heat exchanger 23 via a gas switching electrically driven valve 26a. The coolant gas is condensed, and returned to a high-pressure liquid receiver 21 of a machine chamber in a basement. Then, the coolant gas is reduced in its pressure by an expansion valve 22, and becomes a low-temperature, low-pressure liquid-gas mixture and is introduced into a low-pressure liquid receiver 24. The low-temperature, low-pressure liquid with the low-pressure liquid receiver 24 is sent to respective air-conditioners 25a-25c by way of a low-temperature liquid feed pipe 33, and is vaporized to cool indoor air. A high-temperature, high-pressure gas branched from a high-temperature gas feed pipe 27 is communicated with air-conditioners 25a-25c, reheaters 38a and 38b and a hot water feeder 39 through electromagnetic valves 28a-28c, and electromagnetic valves 40a, 40b and 41, thus constantly enabling space heating, reheating or hot water feeding.
