PURPOSE:To enable to analyze the cause of a trouble particularly and to take a countermeasure earlier when a trouble occurs, by monitoring the performance of a condenser by detecting the inlet and the outlet temperature of cooling water, the quantity of cooling water and the degree of vacuum in the condenser, by calculating the cleanness of pipes, and by comparing a result with a set value while the condenser is in operation. CONSTITUTION:The values to indicate the state of operation such as the conductivity of condensate, the extracted rate of air, the differential pressure at the inlet and the outlet of cooling water, the level of condensate and so forth are continuously detected, together with the values which affect the performance of a condenser such as the pressure and the temperature in a condenser 3, the quantity of cooling water, and the inlet and the outlet temperature of cooling water. All those detected values are in put to a microcomputer 23 and are analyzed by it. The results are compared with predetermined values, and the performance of a condenser 3 is determined. The other values which show the state of performance are also compared with set values, analyzed and classified by the category of trouble, and an alarm is output if necessary. With such an arrangement, the predetermined countermeasure can be taken for a trouble in accordance with the data informed by an alarm when an abnormal state occurs, so that the down time can be shortened to the minimum.
