The present invention relates to a defect management system of an apartment building and a defect management method using the same. The defect management system enables residents to directly record defect occurrence parts of the apartment building and directly transmit the recorded images to a central management server, thereby maximizing efficiency of management and maintenance of facility defects of the apartment building. According to an embodiment of the present invention, the defect management system includes: a resident terminal which has a defect management application installed thereon, accesses a website receiving or providing defect information of the apartment building by executing the defect management application to perform member registration and authentication, inputs location information and defect type information of defects occurring in the apartment building, and transmits recorded images after recording the defect occurrence location; and the central management server which provides information regarding private and public parts of the apartment building to the resident terminal through the web site and stores and manages location information and defect type information input from the resident terminal as well as recorded information transmitted from the resident terminal in a database.
