PURPOSE:To permit to stabilize the switching number of operation regardless of the amount of holding water by a method wherein a cold-water temperature control sensor and a hot-water temperature control sensor are provided with non-sensitive zones, capable of being changed by temperature change gradient respectively. CONSTITUTION:A micro-computer 5 operates a cold-water temperature setting value TSC and a hot-water temperature setting value TSH by the inputs 7, 8 of setters and obtains a cold water temperature TC and a hot-water temperature TH by the inputs 13, 14 of temperatures to increase respective non-sensitive band width DELTATC, DELTATH when the temperature gradient is large and reduce the same DELTATC, DELTATH when the temperature gradient is small. Subsequently, a cold-water temperature condition TCS is put ON in case the cold-water temperature value TC is high and cold water is necessitated but the same condition TCS is put ON in case the cold-water temperature value TC is low, however, the condition same as before is held in the non-sensitive zone. On the other hand, a hot-water temperature condition THS is also put ON, OFF in the same manner and a room-cooling operation control output 9, a room-heating operation control output 10, a heat-retrieving operation control output 11 and a compressor control output 12 are outputted by the combination of the ON, OFF of the cold water temperature condition and the hot-water temperature condition. Thus, the operation may be stabilized regardless of the amount of holding water.
