The invention relates to a modular cell with a square base for a residence. The levels are oriented with respect to one another by a combination of rotations, the operation motor core of which is a central square 2 of side X which is concentric to the external square 1, and defines with the latter a usable habitable surface 3. A square of the stairway opening outline a, b, c, d, of side x inscribed within the central square 2 and having with it a common corner, defines a clearance surface 5 completed by distribution drums. It is possible, by virtue of this combination, to create a wide variety of orientation and of distribution of the rooms for an exactly identical construction cost. The invention applies to personal or collective residential houses which are economical while still being personalised. <IMAGE>
