There is disclosed a resinous solution comprising the reaction product of (a) about 100-140 parts by weight of an aldehyde, (b) about 75-125 parts by weight of urea, (C) about 30-50 parts by weight of an alkanolamine, and (d) about 175-225 parts by weight of phosphoric acid, and optionally (e) melamine, and (f) a soil and stain resistant agent. The solution is a stable, clear solution having a good shelf-life and forms flexible, hard, nonburning films on substrates such as textiles.
