PURPOSE:To obtain an aq. coating agent which prevents the floor surface and the wall surface of a barn from being stained and allows deposited stains to be easily removed by water washing, by blending wax having a specified softening point with a cationic surfactant. CONSTITUTION:100pts.wt. wax having a softening point of 50-160 deg.C, at least 0.1pts.wt. surfactant and optionally an appropriate amount of a plasticizer or a solvent are placed in an autoclave and the temperature of the autoclave is elevated to 50-200 deg.C. The mixture is stirred at 100-500rpm for 5-30min. At this temp., the number of revolutions is increased to 100-300rpm and 200-300pts. water is added dropwise thereto over a time of 10min-5hr. The mixture is cooled to form an emulsion, thus obtaining the desired e.g. coating agent. As the surfactant, a cationic surfactant is used alone. If desired, nonionic and ampholytic surfactants and mixture thereof may be used.
