Townhouse and multi-level buildings are formed by a relatively small number of precast, concrete elements, all of which, except those associated with staircases, are planar. Each building is divided into three sections; two sections are inhabitable while the third section forms a stairwell between the two inhabitable sections. Vertically adjacent inhabitable sections are displaced from each other by one half a story. The stairwell section includes a wall of a vent shaft for plumbing, electrical and heating conduits. In the high rise building, for every 21/2 stories, or five inhabitable levels there is a maximum of one party or common corridor. Successive party corridors are horizontally displaced from each other. The third section is topped by a penthouse.
