The present invention relates to a business type cluster based store estate estimating system and a method thereof. The business type cluster based store estate estimating method comprises: a step for confirming a core business type included in each estate level by applying business type information of an individual store; a step for checking geographic distribution of the core business type for each estate level by grouping small category business type based on the estate level; a step for determining the attribute of a block by collecting estate rate information for each block; a step for classifying a feature of the block based on the estate rate information for each block; a step for classifying the feature of the block based on the estate rate information collected for each block and forming a block group having a similar feature; a step for checking/collecting hinterland attribute for each block and securing basic data to be used in estate level estimation; and a step for extracting an explanation factor for the estate level assigned to each block, and estimating a final estate level for each block based on the extracted explanation factor.
