The problem addressed by the present invention is to provide an equipment management device, equipment management system and equipment management method which are capable of ensuring mutual connectivity of communications between a management terminal and a piece of equipment, even if using a management terminal and equipment having low processing capacity. In the present invention, an equipment management device (10) acquires, in advance, restriction information of a piece of equipment (20). Function information which is to be acquired comprises at least first function information and second function information. If the equipment management device (10) determines that the restriction information is satisfied by batch transmission processing of the function information according to a function information request from a GUI terminal (30), the equipment management device (10) sends, to the piece of equipment (20), a function information request requesting batch transmission of the function information. If the equipment management device (10) determines that the restriction information is not satisfied by batch transmission processing of the function information according to a function information request from the GUI terminal (30), the equipment management device (10) sends at least two function information requests to the piece of equipment (20), corresponding, respectively, to a first function information request requesting transmission of the first function information and a second function information request requesting transmission of the second function information, so that the first function information and the second function information will be acquired separately.
