The present invention relates to: a pyridine derivative or a pharmaceutically acceptable salt thereof; a pharmaceutical composition for preventing or treating diseases caused by angiogenesis, containing the same as an active ingredient; and a pharmaceutical composition for preventing or treating cancer, containing the same as an active ingredient. The pyridine derivative or the pharmaceutically acceptable salt thereof, represented by chemical formula I or chemical formula II, has an excellent effect of inhibiting angiogenesis in a chorioallantoic membrane model, and thus can be useful as a pharmaceutical preparation for preventing or treating diseases caused by angiogenesis such as macular degeneration or arthritis. In addition, the pyridine derivative or the pharmaceutically acceptable salt thereof inhibits the activation of cathepsin S, which plays an important role in the metastasis and infiltration of cancer, and thus can be useful as a pharmaceutical preparation for preventing or treating cancer and as a pharmaceutical preparation for inhibiting cancer growth and inhibiting cancer metastasis.
