The present invention comprises a composition comprising a coating base selected from an acrylic polymer mixture, an epoxy polymer mixture, a vinyl polymer mixture, and a polyurethane polymer mixture in the form of an interior house paint, exterior house paint, stain, or clear coating; and a fluorinated amine complex. Such compounds are useful as coatings additives such that, when the coating is applied to a substrate, the additive compound is allowed migrate to the surface form an oil-, dirt-, and water-repellent surface.
