The present invention relates to a low-emissivity coating film comprising: a substrate; a low-emissivity coating layer; and an uppermost coating layer, wherein the uppermost coating layer sequentially comprises a metal layer, a metal oxide layer, and a metal oxynitride layer from the low-emissivity coating layer, to a preparation method thereof, and to a functional building material for windows comprising the same.
