The present invention is a modular unit for forming a modular structure, and more particularly is a modular unit having a load transferring beam, which transfer load of an upper modular unit to a frame column, a modular structure using the same, and a construction method of the same. A modular unit having a load transferring beam according to an embodiment of the present invention, which has a rectangular parallelepiped shape where a plurality of columns and beams are coupled and includes outer columns and inner supporting columns, the outer columns arranged at each corner of the rectangular parallelepiped, the inner supporting columns arranged along a direction of a long side in such a manner that the columns are positioned inward of the outer columns and spaced from each other, and beams including: center beams connecting upper ends of the inner supporting columns and lower ends thereof, respectively, in the direction of the long side; overhanging beams connecting upper ends and lower ends of the inner supporting columns with upper ends and lower ends of the outer columns, respectively, in the direction of the long side; lower short side beams connecting lower ends of the inner supporting columns with lower ends of the outer columns, respectively, in a direction of a short side; upper short side beams connecting upper ends of the outer columns in the direction of the short side; and load transferring beams installed on upper surfaces of the inner supporting columns in a direction of the short side. Each center beam has a length longer than a length of each overhanging beam so that each overhanging beam functions as a cantilever. Therefore, self-load of the modular unit and the live load is supported by the inner supporting columns.
