<P>PROBLEM TO BE SOLVED: To provide a farmland evaluation apparatus and a farmland evaluation method of high objectivity and reliability in farmland transactions. <P>SOLUTION: A control unit 17 of the farmland evaluation apparatus 100 obtains, regarding an area to which an evaluation target farmland input into an input unit 11 belongs and a crop thereof, a past average shipping unit price of the area from an area shipping unit price DB 13, a past average net return of the area from an area net return DB 14, and a market unit price from a futures-transactions market unit price DB 15, respectively. Then, the control unit 17 computes, from a past shipping unit price of the crop in the evaluation target farmland input into the input unit 11 and the obtained average shipping unit price, a rate of divergence thereof, and computes, from the obtained market unit price, a coefficient of variation of future market unit prices.
