Producing reactive oligomer by condensation, comprises reacting at least one phosphorus compound having at least one acid functional group, at least one amide- and/or amine compound, and at least one polyhydroxy compound having a hydroxyl functionality of greater than 3 at 60-250[deg] C within 30 minutes to eight hours. An independent claim is also included for the reactive oligomer obtainable by the above method, comprising reactive terminal hydroxyl and/or amino groups.
