PURPOSE: A system and method for managing rooms of a hotel, a residence, or a condominium are provided to handover the management of the hotel, a residence, or the condominium to a specialized corporation by enabling an investor to construct the building and provide rooms to vendees. CONSTITUTION: A selling server(30) of an investor offers selling information about the passenger rooms. A management server(20) inputs the selling information through the selling server. The payment for using the room is transferred to accounts of vendees based on the room selling information and the management information. The management server calculates the room selling records of each room by receiving maintenance costs from each vendee. The operation server offers the sale production result of each passenger room. A plurality of vendee terminals request room selling record or and maintenance information of each room.
