Disclosed is a two-part spray latex foam for enhancing sealing and insulating properties of a building, the two-part spray latex foam comprising: (a) a first component including a latex emulsion including a latex selected from natural rubbers, synthetic rubbers and mixtures thereof and a thixotropic agent selected from clay, fumed silica, carbon black, methocellulose, functionalized bentonite and synthetic, layered silicate; and (b) a second component including a gaseous coagulating component to coagulate said latex, said gaseous coagulating component including carbon dioxide. Also disclosed is a method of preparing the two-part spray latex foam and a method of filling wall cavities comprising spraying into said cavities the two-part spray latex foam.
