<p><P>PROBLEM TO BE SOLVED: To provide a pricing system, a pricing method and a pricing program that can set an appropriate offer price on real property. <P>SOLUTION: A terminal using a database for registering information about properties selects reference properties equivalent in area in the vicinity of a target property from among properties registered in advance in the database; then specifies a reference property having about a period of vacancy specified for the target property from the selected reference properties and sets an offer price on the target property according to the offer price of the specified reference property, or alternatively calculates a relational expression prescribing a relationship between the offer price and the period of vacancy from a set of points of the selected reference properties plotted in terms of the offer price and the period of vacancy, specifies the offer price corresponding to the period of vacancy specified for the target property according to the calculated relational expression and sets an offer price on the target property according to the specified offer price; and creates a message describing the set offer price and notifies it to the owner. <P>COPYRIGHT: (C)2009,JPO&INPIT</p> |
