PROBLEM TO BE SOLVED: To provide a method for measuring thermal physical properties capable of accurately measuring the thermal physical properties of a vacuum insulation material. SOLUTION: In this thermal physical property measuring method, outputs of the first high-temperature side regulator 111, the second high-temperature side regulator 112, the first low-temperature side regulator 114, and the second low-temperature side regulator 115 are regulated to make a surface temperature in one side of an object 105 to be measured uniform, in a prescribed high-temperature zone and to make the surface temperature in the other side thereof uniform in a prescribed low-temperature zone; a heat flow density from the first high-temperature side regulator 111 to the object 105 to be measured is detected thereafter by a high-temperature side heat flow density detecting means 113; and a heat flow density from the object 105 to be measured to the first low-temperature side regulator 114 is detected also therein by a low-temperature side heat flow density detecting means 116; a heat flow density along a thickness direction of the object 105 to be measured is obtained, based on the heat flow density detected by the high-temperature side heat flow density detecting means 113 and the heat flow density detected by the low-temperature side heat flow density detecting means 116; and the thickness is measured, based on the space between a high-temperature side regulation means 103 and a low-temperature side regulation means 104 the thermal conductivity coefficient of the object 105 to be measured is measured.
