The secondary side of a steam-heated, heat exchanger may be temp-controlled by regulating the removal of condensate from the steam circuit, rather than controlling the inlet steam. Essentially, a conventional type of steam trap is provided with external means of shutting off its condensate drain valve quite independently of the normal, condensate-actuated, trapping action; when the demand for hot water diminishes, a controller can operate the external means so that the steam coils become flooded, to a required level, with condensate.
