PROBLEM TO BE SOLVED: To provide an air-conditioner obtaining blow-out temperatures not lower than a preset temperature over the full range of fan speed adjustable. SOLUTION: The air-conditioner comprises a cooling capability generating device consisting of a refrigerating cycle for generating cooling and heating capability, the indoor fan to be driven by an indoor fan motor, a pipe temperature detecting sensor for detecting the pipe temperature of a heat exchanger, and an indoor control circuit for controlling the indoor fan motor in accordance with the output of the pipe temperature detecting sensor. When an elapsed time for keeping the indoor fan at a current fan speed exceeds a preset elapsed time (tikou kyoka) (S5), the indoor control circuit increases the fan speed if the pipe temperature detected by the pipe temperature detecting sensor 1 is a first preset threshold value (Tikou up) or higher (S7) and reduces the fan speed if the pipe temperature is lower than the first threshold value and lower than a second preset threshold value (Tikou down) lower than the first threshold value (S8).
