<P>PROBLEM TO BE SOLVED: To evaluate the current performance and the performance of an existing building after modification in comparison with each other. <P>SOLUTION: Performance evaluation items for a building are classified into three hierarchies, such as small items, intermediate items and large items. Weighting factors indicating importance are decided for each item, respectively (S102). The current and the post-modification building performance is input at each item (S104). Evaluation scores for the intermediate items, large items and the building as a whole are calculated, based on the evaluation points and the weighting factors for each small item; while digitizing the current and the post-modification performance as evaluation points by each small item (S106), and the calculation result of the current and post-modification evaluation scores is output (S108).
