<p>PROBLEM TO BE SOLVED: To provide a land value evaluation supporting device capable of calculating the estimated value of a target object by a simple operation, in a short time. SOLUTION: First, the location information of a target object, indicated on map information displayed on a display device 13, is acquired (S1). Next, various pieces of condition information of the target object needed for calculating the estimated value of the target object is acquired (S2). Then, a prescribed number of publicly assessed lands (for example, the prescribed number of publicly assessed lands used for the same purpose as that of the target object and close to the location of the target object) is searched among publicly assessed lands stored in a storage device 12 (S3). Then, a time point correction factor (S4), a standardization correction factor (S5), a regional element correction factor (S6) and an individual element correction factor (S7) are calculated, on the basis of the location information and condition information of the target object and publicly assessed land information of each retrieved publicly assessed land. Then, the respective correction factors are used to calculate the estimated value of the target object in each publicly assessed land, and the estimated value of the target object is calculated, on the basis of the estimated value of each publicly assessed land (S8).</p> |
