PROBLEM TO BE SOLVED: To provide a building unit and a unit building allowing the position of an opening for connecting a passage to be changed and capable of forming a large space by building units connected continuously to each other. SOLUTION: This building unit 13 allows a side part opening 26 to be opened and closed by forming the side part opening 26 between frame column materials 3 and 23 provided at four corners of metal frame bodies 24 connected to each other generally in box shape, vertically installing studs 27 and 27 at specified intervals and attaching and detaching wall units 28 having a lateral width limited to a specified dimension. The side part openings 26 and 26 without installing the studs 27 are opposed to each other so as to form a large space of a habitable part 40 where building units 9 and 10 are disposed adjacently to each other.
