PURPOSE: A controlling method of a boiler is provided to control the operation mode of a boiler even when a three-way valve is out of order, to prevent damage of a heat exchanger by displaying the error and to make a user recognize the error of a boiler. CONSTITUTION: A boiler(100) is operated in hot water generating mode and in heating mode by the setting of a user. In the heating mode, a three-way valve is converted to the heating mode, a gas valve(105) is opened and gas is ignited in a burner installed in a heating part(102). Thus the temperature of the water passing a heat exchanger(101) rises. The heating water is flowed into the heat exchanger by a pump(107) along the direction A, and returns to an expansion tank(103) via a heating water return pipe after circulating respective rooms with heater supply pipes along the direction C. In the hot water generating mode, the three-way valve is converted to the hot water generating mode, the heating water is circulated in the boiler by the pump along the direction B, and flowed into the heat exchanger via a direct water pipe. Thus, the water is erupted via a hot water supply pipe after being increased in its temperature. If the mode is not converted due to the disorder or the inability of operation of the three-way valve while operating, a set up temperature(Tp) is compared to a measured temperature(Ts). If the set up temperature is higher than the measured temperature, the error is displayed on a display window of a room controller. Thereby, the damage of the heat exchanger is prevented.
