PURPOSE:To save the space and reduce the cost by minimizing the number of apparatus which constitute an air-conditioner in conformity with the recent tendency which covers cooling and heating load characteristics of an office building. CONSTITUTION:An air-conditioner 1 comprises three blocks, namely, a ventilation chamber 2 and an interior side air supply chamber 3 and a perimeter side air supply chamber 4. A barrier wall 5 is segmented between these two air supply chambers. A bypass damper 6 is installed thereto. a cooled water coil 8 and an interior air supply fan 10 are installed to the interior side air supply chamber 3 while Q cooled and hot water coil 11 and a perimeter air supply fan 12 are installed to the perimeter side air supply chamber 4. There are provided a start/stop means 13 for the interior air supply fan 10 and the perimeter air supply fan 12 and a control means 14 of the cooled water coil 8 and a control means 15 of the cooled and hot water coil 11 and a control means 16 of the bypass damper 6.
