The modular seal for pipes (110) passing through walls (100) comprises a flexible ring which is compressed between two locking rings (40a, 40b) so that it expands radially. The flexible ring is made up of three coaxial sections (60, 70, 80) of different diameter. Independent claims are included for: (A) sealing systems comprising the seal and a mounting for it; and (B) a kit comprising the seal and locking rings.
