PROBLEM TO BE SOLVED: To provide an air conditioner capable of reducing electric power energy by actually using outside air and recovering the cold not just in the winter season but also in an intermediate season. SOLUTION: An outdoor unit 14 is provided for treating the outside air by carrying out heat exchange between the outside air and cold water, and sending it to an air conditioned room 17. Outgoing passages 5-1 and 5B-1 and incoming passages 5-2 and 5B-2 are provided for circulating the cold water between a refrigerating machine 1 and the outdoor unit 14. A bypass passage 90 is provided for bypassing the cold water from a return cold water header 3 interposed in the incoming passages to a cold water inlet 13a of the outdoor unit 14. Change over control of whether or not to carry out bypassing of the cold water through the bypass passage 90 is carried out by a control means 9. Bypassing is carried out only when a temperature of the outside air is lower than a temperature of the cold water flowing into the cold water header 3 and a dew point of the outside air is lower than a target dew point of the air conditioned room 17.
