<p><P>PROBLEM TO BE SOLVED: To provide a price evaluation system for a newly-built condominium which can accurately compute the prices of respective houses of the newly-built condominium. <P>SOLUTION: Price formation factor data based upon an evaluation assessment manual for general condominium, the station power of price evaluation found from the distance to the nearest station, a time-point coefficient for correcting the price formation factor data and station power by reflecting the station power of the nearest station on price evaluation based upon a difference in selling period generated accompanying market prices in an area, and a building occupation point (house occupation points) as a mean value of location points of the newly-built condominium, building sharing points and evaluation points of respective houses are found from previously set standards; and item power (house power) is calculated from the product of the location points, building sharing points, and building occupation points (house occupation points) to evaluates the respective houses and evaluation data are introduced into a database. The prices of the houses are calculated from a unit price verification coefficient based upon an unit price verification expression by the product of a unit price, an item power correction value, a station power correction value, and a current-point coefficient correction value from the database while a demand for an item to be compared and evaluated in the area is taken into consideration. <P>COPYRIGHT: (C)2004,JPO</p> |
