PROBLEM TO BE SOLVED: To simply produce a sheet having natural leather-like touch feeling and excellent in flexibility, sense of fullness and surface smoothness. SOLUTION: This method for producing a leather-like substance comprises a fiber-based substrate comprising ultrafine fiber, a polyurethane-based elastomer impregnated and coagulated into the interior of the fiber substrate and a resin for applying the surface of the elastomer. The method for producing the leather- like substance comprises (1) a step using a polyurethane-based emulsion having heat-sensitive gelling property as the polyurethane-based elastomer for impregnation and impregnating the emulsion into the interior of the fiber substrate and coagulating the emulsion, (2) a step using a resin emulsion as a resin solution for applying to the surface of the fiber substrate and applying the resin emulsion to the surface of the fiber substrate and coagulating the emulsion, and (3) a step using a sea-island cross section fiber or a readily spittable fiber as the fiber and removing sea component in the fiber by an organic solvent or an alkaline aqueous solution.
