PROBLEM TO BE SOLVED: To realize a more optimum design of a building energy system than a prior art and control an application. SOLUTION: In a cogeneration system for supplying energy to a power load, a cooling load and a heating load by using a gas engine 31, a heat pump 30 and an exhaust heat using absorption type refrigerating machine 32 on the basis of energy from a power supply source EP and a city gas supply source UG, a prescribed performance function is employed to control an optimum construction to be obtained. In this case, Hamilton algorithm is used based on prescribed input parameters to calculate and output prescribed variables and output parameters go that the function value of the performance function is minimum. Then, the gas engine 31, the exhaust heat using absorption type refrigerating machine 32 and the heat pump 30 are controlled so as to obtaine the calculated output parameters. so that an application is achieved by maintaining the calculated optimum design conditions.
