PURPOSE: A system for managing properties is provided to enable a user to invest a financial commodity adapted to oneself by analyzing a living tendency and an investment tendency of the user and analyzing a commodity in accordance with a guidance of an optimized property investment program made by a property managing specialist according to investment types. CONSTITUTION: A client connects to a web server through a client wire/wireless Internet network(S101). The client connects to a client managing master server through a relay master server in accordance with an instruction of the web server(S102). The client is registered in the client managing master server and connects to a member tendency evaluation master server. An investment tendency, a consumption tendency, and a health state of the member are evaluated(S103). The evaluated member tendency information is stored in the client managing master server(S104). The member connects to a property management optimizing master server, and inputs one's property according to items in details in a property management optimizing program made by a property specialist(S105). The property management optimizing program evaluates the property of the member, stores corresponding data, transmits the data to a client monitor, and displays the data(S106). The member searches investment data, connects to a property management optimizing master server, opens an account, rearranges the property, and entrusts a property manager with the property(S107).
