PROBLEM TO BE SOLVED: To provide a building unit which enables two rooms each to be independently installed in a limited space of the building unit by using a partition wall, and a unit building for an apartment house, which is made suitable for a narrow site by joining the building units together. SOLUTION: The almost box-shaped building unit 10 rectangular in shape in a plan view is partitioned along a long-side direction (b) from the side (a) of a short side in a plan view by using the partition wall 11; the partition wall 11 is partially provided with a bent part 11c; and a plurality of living spaces 15a and 15b are independently installed, respectively.
