PROBLEM TO BE SOLVED: To provide a refrigerating plant with a fixed capacity compressor, wherein the capability of a utilization side heat exchanger is stepwise adjustable without the need for inverter control or the like. SOLUTION: The refrigerating plant comprises a heat source system having the fixed capacity compressor 42 and a refrigerant circuit 20 provided therein to which an air conditioning heat exchanger 51 and a refrigerating heat exchanger 61 are connected. Herein, a change-over circuit 70 is provided for changing over the flow of refrigerant in the refrigerant circuit 20 between a first condition in which part of intermediate pressure refrigerant flows from an intermediate port opening to a compression chamber in the compression stroke of the fixed capacity compressor 42 to the suction side of the fixed capacity compressor 42 and a second condition in which liquid refrigerant fed to both heat exchangers 51, 61 is supercooled by branching refrigerant which is branched part of the liquid refrigerant and the branching refrigerant after supercooled flows to the intermediate port of the fixed capacity compressor 42.
