PROBLEM TO BE SOLVED: To secure an inflow amount of a liquid refrigerant to a cooling and heating switching unit of a cooling indoor unit side needing the liquid refrigerant by preventing excessive inflow to an outdoor unit side of the liquid refrigerant flowing out from a cooling and heating switching unit of a heating indoor unit side when carrying out cooling and heating concurrent operation. SOLUTION: The multiple room type air conditioner is provided with an outdoor unit 32, a plurality of indoor units 33, and the cooling and heating switching units 34 switching a flow direction of the refrigerant to each indoor unit. The multiple room type air conditioner realizes a refrigerating cycle providing the cooling and heating concurrent operation by connecting the outdoor unit and the cooling and heating switching units by high pressure gas pipes 36, low pressure gas pipes 37, and liquid pipes 38, and connecting the cooling and heating switching units and the indoor units by gas pipes and liquid pipes. When carrying out the cooling and heating concurrent operation, one part of high pressure gas delivered from a compressor 41 to the high pressure gas pipe is bypassed to the liquid pipe of an outdoor heat exchanger side of the liquid pipes respectively branched from the indoor unit of a heating operation side to an outdoor heat exchanger and the indoor unit of a cooling operation side via a liquid pipe branching part 38a.
